Supervise overall management by monitoring the day to day operations of the property. Make regular on-site inspections of the buildings, grounds and records. Authorize and setup schedules for capital improvements, major repairs, preventative maintenance, and exterior painting. Oversee and work with resident managers to develop good resident relationships. Enforce the provisions of the rental agreements and rules and regulations.
To hire and train all on-site personnel. This includes instructions in management, marketing, leasing, rent collections, government certifications, maintenance, and training in management and resident relations.
Financial Reporting and Annual Budgeting
To provide monthly financial statements showing all income and disbursements. These monthly financial activities will be measured against the budget. Keep a comprehensive set of books, prepare monthly bank reconciliations, and list of accounts receivable and accounts payable. Provide compliance supervision. Review and approve year-end audits and reporting.
Marketing and leasing programs to ensure high occupancy. To move residents in and out of the project with as little vacancy loss as possible and with as little inconvenience to the residents as possible.
